
Initial contact
We will discuss your requirements, your location and where you are in the process e.g. if you have had any plans drawn up or if you are just starting out on the process. This helps us to understand how best we help you and the next steps.
We are always happy to discuss the process and with you and point you in the right direction.
Set up a meeting
It helps us to be able to see the property, to meet you and to further discuss the works.
If you already have plans and all the permissions, we can then either move to the tender/ quotation stage
Or
we can introduce you to a range of professional services you may require e.g. architects, structural engineers, interior designers, surveyors etc.
Tender / Quoting
If you already have the plans and planning permission, sometimes you will have engaged your architect to go through a tender stage where they draw up a schedule of works for the tendering builders to price on and then analyse the priced tender returns from various builders before you make your decision.
If your architect is not going to be involved, we will send you a detailed quote based on your plans and you can make your comparisons and choice of building partner.
We are always available to discuss any part of this and answer any queries. Transparency is key.
Contract
If you choose to work with us we carry out all our projects under a contract – these are normally industry standard JCT contracts.
If your architect is going to be involved throughout the build they will normally produce the contract and administer this for you throughout the process.
The plans, a programme of works, a payment schedule and the priced document normally all form part of this contract.
Start Work
Once we have mobilised our team and agreed a start date with you, works on site will start.
Communication is key for successful projects. We encourage our clients to meet with us regularly on site to discuss progress, any unforeseen issues, design decisions etc.
If your architect is going to be involved throughout the project as a contract administrator we will tend to all meet together. As a contract administrator they will also certify and value the work that has been done to date and issue payment certificates that we then invoice against.
If your architect is not going to be involved, we will work to an agreed payment schedule.
Completion
On completion of your project we will work together to get you into your home and give you a full induction to any new installations e.g. boilers, heating, alarms etc.
Snagging lists – we will work together to draw up a list of snags and complete these works.
Retention
Depending on the project there is normally a 6-12 month defects period where you retain a small percentage of the completed project value – usually 2.5%. At the end of the defects period we will return to complete any “defects” and the retention is then payable.
